This structure can have advantages because, in Barbados, the seller is responsible for paying stamp duty and transfer tax, which together amount to approximately 3.5% of the property value. A share transfer structure can therefore avoid these costs because the ownership of the company changes rather than the title to the property itself.

Visitors from many countries, including the UK, can generally spend up to six months in Barbados, subject to immigration requirements, without becoming residents.

Negotiating and Completing Their Barbados Property Purchase

An offer was submitted, the seller made a counter offer, and both parties successfully negotiated a price somewhere between the two positions.

A survey was carried out as part of the due diligence process. It identified that the septic tank required emptying, something that was easily resolved.

The property also had tenants in place, and some furnishings belonged to them. Since John and Carolyn wanted to be able to move in and begin renting the property immediately, they negotiated to purchase the furniture they wanted from both the seller and the tenants.

Their lawyers were instructed, and because the offshore company documentation and accounts were fully up to date, the transaction proceeded smoothly.

The entire purchase completed within four months of the offer being accepted.


A New Chapter Begins in Their Barbados Dream Home

Everyone involved was delighted with the outcome.

John and Carolyn have achieved exactly what they hoped for: a beautiful Caribbean home where they can enjoy precious time together while also benefiting from rental income when they are away.
